Before the Fourth Presbyterian School closed in 2014, it had been approved for a high school expansion project (from its existing pre-K, elementary, and middle school operations) for a 400-student capacity pre-K through 12th grade campus development project with large institutional-style buildings, lit ball fields, and significant traffic coming in and out mornings, afternoons, and evenings for sporting events, concerts, and other school activities.

The owners studied the Potomac Subregion Master Plan for the area and found that, given the scarcity of infill sites around the Potomac Village, that a residential use geared toward seniors would best serve the stated interests of Potomac residents.
